Question 1

How do I learn real estate development?

Accepted Answer

GroundUp teaches real estate development end to end — predevelopment, team building, financing and capital stacks, LIHTC and tax credits, zoning and entitlements, construction, and operations — through courses built from Dr. Gina Merritt's 30+ years and $390M+ of closed affordable housing deals.

Question 2

Who is GroundUp for?

Accepted Answer

Everyone in development: working developers, house flippers scaling into ground-up projects, small multifamily owners going bigger, people with a family property or site who don't know where to start, first-big-deal developers, nonprofits, CDFIs, and institutions. Built especially for capable people who need help with one part of the process — financing, JVs, funding, or underwriting. A free account lets you browse every curriculum and attend one live Lunch & Learn.

Question 3

How much does GroundUp cost?

Accepted Answer

Memberships run from $49.99/month (Member) through Builder, Premium, and a limited Owner tier with direct access to Dr. Merritt. One-time course passes are $100 (one course, 60 days) or $275 (all courses, 30 days). Organizations can sponsor cohorts at group rates.

Question 4

What is LIHTC and does GroundUp teach it?

Accepted Answer

LIHTC is the Low-Income Housing Tax Credit, the primary financing tool for affordable housing in the US. GroundUp's financing course covers LIHTC, tax credit basis, subsidy layering, and closing the gap, taught through real deals like 9410 Hough's fourteen-source capital stack.

Question 5

Can I get help on my specific development deal?

Accepted Answer

Yes — deal-specific support comes with the Owner membership's advisory calls, paid 1:1 sessions with Dr. Merritt, a $1,500 Full Project Intake, and Senior Advisor retainers where she works your project month over month.
